Green Features and Cultural Elements Attract Buyers to Harlem's The Marketing Directors Appointed Marketing and Exclusive Sales Agent for the Kalahari
The Kalahari, a mixed use, two-building luxury condominium in Harlem with environmentally-friendly features and a special cultural appeal, has appointed The Marketing Directors as its marketing and exclusive sales agent, according to Monica Klingenberg, executive vice president of the firm.
New York, NY, Mar 2, 2007 - /FLIERWIRE/-- The Kalahari, a mixed use, two-building luxury condominium in Harlem with environmentally-friendly features and a special cultural appeal, has appointed The Marketing Directors as its marketing and exclusive sales agent, according to Monica Klingenberg, executive vice president of the firm.
"The Kalahari blends green elements with luxury living, creating the ideal hybrid home for those who are socially conscious and informed," notes Ms. Klingenberg. "It allows buyers to lessen their environmental footprint without sacrificing the luxury of living in a high-end Manhattan home."
The Kalahari, located at 40 West 116th Street, between Fifth Avenue and Lenox Avenue, offers 129 one-, two-, and three-bedroom homes, in addition to three- and four-bedroom duplexes. They range in size from 725 to 1850 square feet. The building was developed by Carlton Brown, Ron Moelis, Sanford Loewentheil and Walter Edwards.
The building's green elements include the use of materials that have low VOC (volatile organic compound) emissions; green vegetative roofs; native plants; and a fresh-filtered air delivery system to make the interior environment safer and healthier. In addition, some 25% of its energy needs will be filled by wind and solar power. Energy Star appliances are in every home.
In addition to its green features, the building also offers unique cultural elements. The name Kalahari was inspired by southern Africa's spectacular Kalahari Desert and its unique ecosystem. The distinctive design of the Adinkra, the African symbols that represent virtues, folk tales and proverbs, animals, and historical events, is evident on the fa?ade and throughout the building, borrowed from the celebrated printed and woven clothes famous in this African region.
Homes feature bamboo strip flooring throughout, admired for its renewable qualities; master baths have five-piece Kohler fixtures, marble tile, and glass enclosed shower; and kitchens are adorned with shaker style cabinets, volcanic stone countertops, glass backsplash, Grohe faucet, and stainless steel Kitchen-Aid appliances. Some of the homes feature garden patios, private terraces, private balconies, or roof terraces.
Residents have access to amenities such as around-the-clock concierge; two meeting rooms; music room; fitness center; children's playroom; landscaped terrace between the buildings; bicycle storage; and individual laundry on some floors, with common laundry facilities on others.
The Kalahari offers three commercial spaces, with retail, theater, and squash units. There will also be a garage unit.
A component of the building will offer affordable housing, but these residences have already been secured by buyers.
Homes range in price from the $500,000's to over $1,000,000.
